Some clients want us to be on site monthly, others are happy for us to carry out inspections quarterly. Some clients prefer to hold Directors meetings each month, others are happy to just hold an annual general meeting once a year. Some clients prefer to take a more back seat role and let us look after the day to day management, whilst others want to be more involved in decision making at all levels.

Property & Building Services

  • Provision of a response maintenance service.   
  • ·Detailed photographic site inspections with actions linked directly to our in house software
  • Monitoring of maintenance contracts (e.g. cleaning) & arrangement as required.  
  • Preparation of specifications for works where these are within the scope and expertise of a managing agent (internal decorations for example). 

Financial & Accounting Services

  • Collection of service charges.  
  • Service charge arrears management.  
  • Payment of regular and one-off accounts.  
  • Maintenance of a  designated statutory client trust account where your funds are kept securely and separately
  • General day to day book keeping
  • Maintenance of financial records
  • Preparation of your annual service charge budget.  
  • Preparation of financial control reports i.e. Actual vs. Budget reports.  

General Management Duties

  • Maintenance of Buildings, Public Liability & Directors and Officers Insurances
  • Providing responses to solicitors enquiries for prospective purchasers.
  • Attendance at regular directors’ meetings.
